Background of Broker/Owner
Prior to becoming a real estate broker I left Texas to become the national sales manager for a NYSE traded manufacturer and marketer of electronic hardware. I missed Texas and returned when I had the opportunity to acquire an information services company that provided credit information to the financial industry. However, with a family history in ranching, my interest has always been tied to land. Land is an investment that grows in value with time and, unlike paper investments, land can be used and enjoyed while you own it.
I sold the information services company to Land America and founded Land InvesTex, LLC to assist buyers and sellers of land and mineral interests in finding ways to achieve their personal and investing objectives. To optimize our sellers properties to qualified buyers worldwide, we market through premium publications, electronic media, qualified buyer contacts, and qualified buyers of the other top brokers in Texas. We specialize in the successful representation of buyers and sellers of Texas live water, mineral, recreational, hunting, ranching, farming, retirement, investment, development, and income producing properties. Whatever your real estate goals might be, we are always happy to discuss your objectives and get to work for you.
How Land InvesTex is Helpful
Experience, market knowledge, work ethic, first rate advertising, and close relationships with qualified buyers and sellers is extremely useful when working on a real estate project. These skills and attributes along with an understanding and appreciation of the complications and issues that can arise in land ownership and conveying property are the keys to success, and make your transaction as smooth and stress-free as possible.

Michael Perez, Agent
Mike attended Texas A&M University where he earned a Bachelor’s Degree in Chemical Engineering and continued his education at that “other university” in Austin, where he earned a law degree in 1997. After graduating from law school, Mike practiced patent law in Houston and Austin for many years before “retiring” to the Harwood area in 2013. Since that time, Mike has enjoyed raising and selling whitetail deer as a licensed deer breeder as well as managing his small herd of Braford cattle. When not actively working on his ranch, Mike enjoys pursuing his other passion – hunting and fishing with family and friends. Through all of these experiences, Mike has gained extensive knowledge in both developing and maintaining habitat for wildlife and livestock.
Mike is an active member of the Texas Deer Association and recently became a licensed real estate agent through the Texas Real Estate Commission. Whether you are looking at buying or selling property in Texas, I think you will find Mike’s experience and knowledge helpful in reaching your goals.
Marco Ramirez, Agent
Marco was born and raised in South Texas. His family has deep history in this area, as they still ranch land in Jim Hogg Co. that was part of an original Spanish land grant. He finished high school at Churchill HS in San Antonio and went on to complete a bachelor of science at Texas A&M University. While off from school during the summers he worked at a working ranch in the Texas Hill Country ranching and breaking horses. After college, Marco worked for an animal health company in the Kentucky/Ohio region. During this time, I got to work intimately with world class horse farms and livestock producers. Through all these experiences he gained a love for the land, ranching, farming, and agriculture.
We are excited for Marco’s recent focus on serving others cultivate their interest in farm and ranch land. Marco’s knowledge of high end equestrian properties and his infectious personality will not disappoint in your journey for buying or selling land.
